    Home Inspections For Week 10 of the Challenge, grab a cup of coffee, lean in real close, and let’s chat about all things…wait for it…home inspection!   (Cause I mean, do you really have to spend several hundred dollars on a home inspection?)  The answer is yes…a thousand times YES! Here’s why:1. You may think your home is in perfect shape, but some of the costliest problems are difficult to spot: leaks, termite damage, foundation issues, poor ventilation, faulty wiring, and drippy appliances.2. A home inspection gives you the chance (before you sign on the dotted line) to have a professional inspector see if there are any problems that need to be addressed, replaced, or fixed.3. When it’s all said and done, you’ll have an accurate picture of what you’re walking into when you buy. Wouldn’t you hate shelling out money set aside for new furniture on a new roof cause you didn’t know it was leaky?     What Happens When I’m Under Contract You made an offer, and it has been accepted—go ahead, cue the confetti! And while it’ll be a few more days until you can move in, you’re well on your way to closing the deal on your new home sweet home.  So grab a cold one, kick your feet up, and take a listen to what’s coming up next in your home buying journey:  After your offer is accepted, your agent will carefully review the purchase agreement to ensure you understand it and feel 100% comfortable with the terms and contingencies.Next, you’ll wanna meet with a mortgage lender to firm up financing details and lock in your interest rate.Once the home inspection report comes in (and you should definitely request a home inspection), you and your agent will negotiate any repairs with your seller. Towards the closing date, you’ll get a call from your closing attorney’s office to schedule your closing.Finally—it’s time to head to closing! Keep in mind that once your home is “under contract” lots of things happen behind-the-scenes. Don’t worry if it’s quiet for a few days—people are hustling to get everything just right for your closing. Of course, as questions come up, talk with your realtor.     How to make my offer standout So you think you’ve found “the one” and you’re ready to put in an offer—one that will be simply irresistible to sellers. Here’s how to make sure yours stands out from the rest: Include a pre-approval letter that shows that you’re serious, qualified, and ready to purchase.Use a friendly tone. Let sellers know you want their home—and that you’ll be easy to work with all the way to closing.Put your best foot—and price—forward. You may only get one shot, so make it count. Use comps and trends as a guide, but go in with a strong number you know a seller would find favorable.If you can pay “all cash,” say so. When you don’t need financing, your offer is less risky for anxious sellers.Propose to close quickly and only include contingencies if you must.If you really want to make an impression, include a short hand-written note with your offer.
